PHASE INSPECTIONS: Ensuring Quality in New Home Construction


Homes are being built faster than ever, with some completed in as little as 12 weeks. For new home buyers, this speed makes it crucial to have the work inspected at all three critical phases. Buildings must comply with local, state, and federal codes, which set the minimum standards for habitability.


However, meeting these minimum standards does not guarantee quality. The "code" does not address the finish of the work. The quality will depend on the builder, the job foreman, and the crews involved in the project.


Great Builder = A Solid Home

Bad Builder = Poor Construction


Once the framing is covered with insulation and drywall, it is too late to discover problems that may arise later. Therefore, it is essential to get an independent inspection outside of the builder.



New Construction Inspections Are Performed in 3 Phases


Phase inspections should be planned before backfilling soil after the concrete forms have been removed and before the slab is poured. This timing allows the inspector to see the sewer and drain lines.


Phase 1 – Foundation Inspection


This inspection occurs before backfilling soil, after the concrete forms are removed, and before the slab is poured. This allows the inspector to evaluate the sewer and drain lines.


Areas of inspection include:

  • Footings

  • Foundation walls

  • Surface preparation

  • Vapor barrier

  • Concrete reinforcing bar (rebar)


NOTE: Clients must notify us before the slab is poured.


Phase 2 – Framing Inspection (Pre-Drywall)


This inspection takes place before the builder installs insulation and drywall. We examine plumbing, electrical wiring, duct installations, and the roof structure. We also inspect the structural frame for issues such as:

  • Unbolted sill plates

  • Over-spanned members

  • Inadequate roof supports

  • Underbuilt bearing walls

  • Improper notching and boring

  • Severed plates

  • Damaged joists

  • Improper fire stops


NOTE: Clients must notify us before insulation and drywall are installed.


Phase 3 – Final Inspection Before Your Scheduled Walk-Through with the Builder


Like a home inspection, the final inspection is extensive and detailed. It includes evaluations of:

  • Drywall finish

  • Trim

  • Paintwork

  • Floor coverings

  • Grounds and grading


This will result in your Final Inspection Report, a complete document of the home's defects to present to the builder for correction before the scheduled closing date.
