PHASE INSPECTIONS
Homes are being built faster than ever, from site to finished in as little as 12 weeks. This makes it very important for “new home” buyers to have the work inspected at all 3 critical phases. Buildings must be constructed according to local, state, and federal codes, all of which mandate the minimum standards for habitability.
Meeting the minimum standards however does not ensure quality, because the “code” does not address “finish”. The quality of the work will depend on the builder, the job foreman and the crews that work on the project.
Great Builder = a solid home.
Bad Builder = poor construction.
It will be too late to discover problems that may come back to haunt you, once the framing has been covered with insulation and drywall, it's important to get an independent inspection outside of the builder.
New Construction Inspections Are Performed in 3 Phases
Phase Inspections should be planned prior to back filling soil after the concrete forms have been removed and before the slab is poured. This will allow the Inspector to see the sewer and drain lines.
Phase 1 – Foundation Inspection
Phase 2 – Framing Inspection
Phase 3 – Final Inspection
Phase 1 – Foundation Inspection
This Inspection is performed prior to back filling soil after the concrete forms have been removed and before the slab is poured. This will allow the Inspector to see the sewer and drain lines.
Areas of inspection covered include:
Footings
Foundation walls
Surface preparation
Vapor barrier
Concrete reinforcing bar (rebar).
NOTE: Client must notify us before slab is poured.
Framing Phase 2 – Framing Inspection (Pre-Drywall) This occurs prior to the builder installing the insulation and drywall. In this Inspection, we look at the plumbing, electrical wiring, duct installations, and also the roof structure and surface. We look at the structural frame, Inspecting for problems such as:
Unbolted sill plates
Over spanned members
Inadequate roof supports
Under built bearing walls
Improper notching and boring
Severed plates
Damaged joists
Improper fire stops
NOTE: Client must notify us before insulation and drywall is installed.
Phase 3 – Final Inspection Before Your “Scheduled Walk Through” with the Builder Just like a Home Inspection which is extensive and detailed the final Inspection will include all of the following areas:
Drywall Finish
Trim
Paintwork
Floor coverings
Grounds and grading.
This will be your Final Inspection Report - complete report of the homes defects to hand to the builder for correction prior to the scheduled closing date.
